Q: How long has SearchFlow been in operation?
A: SearchFlow was established in May 2001. Between then and May 2006 SearchFlow have handled almost 2.3 million searches. In May 2005, SearchFlow merged with PSA (a leading personal search agency) to offer customers a range of both electronic and personal searches.

Q: What searches are available from SearchFlow?
A: Over 70 different search types (both electronic and personal) including all the major ones such as Local Authority, Land Registry, water, coal, environmental, planning and utilities.

Q: So, what are the benefits?
A: It is a one-stop shop that is online and available from your desktop. It processes your searches in minutes. SearchFlow gives users the means to validate the search description, mark up a plan and identify the relevant potential sources of information. Once processed the search is despatched from your desktop without the need to raise cheques or complete forms or pay in advance.

Before SearchFlow hours were spent in referencing searches and enquiries for the conveyancer, including validating the search address, identifying the relevant searches and where resultant search enquiries should be sent, the fee that should be sent with it and how long it will be before you should expect to receive a response.

By providing fast desktop access to such information, SearchFlow drastically increases the speed of search processing. SearchFlow means hassle-free conveyancing searches.

Q: How can it shape the future of home buying and selling?
A: Recent government research revealed that half of all homebuyers and sellers experience problems at the stage following the mortgage offer and prior to exchange of contracts. This is the most stressful time with problems associated with delays and certainty in obtaining all relevant answers to the conveyancer's enquiries being a major factor. SearchFlow can supply answers on any property and land query at the click of a mouse, it provides a full search handling service. SearchFlow already has the technical and service infrastructure in place to provide the content for Home Information Packs. Providing information earlier in the cycle is what SearchFlow already delivers. Now the Homes Bill has been passed, this information will be needed even earlier and SearchFlow will be capable of facilitating the provision of the other components of the Home Information Pack.

SearchFlow will also provide full e-conveyancing services and we believe SearchFlow will be seen as a driving force in the whole e-conveyancing sector.

Q: Who is behind SearchFlow?
A: SearchFlow is one of four brands owned by MDA (SearchFlow, PSA, MDA Search and MDA Transaction Online). The company is run by the existing SearchFlow management team with over 50 years experience in the property industry.

Q: How will SearchFlow help speed up property transactions?
A: SearchFlow will enable conveyancers to identify and submit requests electronically through a secure Internet connection. This will replace an onerous reference book system and the need for making endless phone calls.

Q: What does it cost?
A: Nothing at all to set up - this is a pay as you go service. SearchFlow pricing is very transparent. We pass on the information provider cost and apply a handling fee of our own.
